Hanoi City has learned from the experience of opening Xa Dan Street above and has re-planned the route Tran Khat Chan Street will open to take 50m on both sides to have beautiful planning on the above street. The above plan is very good, but when implementing it, there are problems as follows:

Option 1: 9 Land areas on both sides of the road are only allowed for low-rise construction (9 floors), the State budget has to spend from 300 to 500 billion VND. Currently, the problem is because the first reason is that the Government reduces public investment. The second reason is that it is necessary to adjust the Land Law and the Law on complaints and denunciations accordingly.

Option 2: 9 Land plots on both sides of the road If you build 22 floors high like the building on Tran Khat Chan street today, the State budget will not have to spend 1,000 billion VND to clear the land like Xa Dan street. But currently, the City has not agreed to this plan because according to the plan, it is not allowed to build high-rise buildings.

According to the opinions of Financial and Economic Planning Experts as follows:

– Planning is the art of arranging land plots reasonably according to nature in accordance with the actual circumstances of each place.

– Piloting the construction of 9 22-storey buildings on the upper street. People were resettled on site in the above 9 Buildings, accounting for about 50% of the Buildings’ area. People agreed faster because they were resettled on the spot and did not have to resettle in other places like Nam Trung Yen. Saving the State Budget (in Hanoi it is necessary to build about 200 Km of such roads. When done, the State Budget will save 200,000 trillion VND)< /span>reduce inflation, develop the economy. Once the road is opened, there will be no traffic congestion on the above street and surrounding streets.

Hanoi People’s Committee needs to report to the Prime Minister to allow the construction of 22-meter tall buildings. floors on both sides of the newly opened route. Because in Osaka City, Japan, there are 1,463 high-rise buildings, Hong Kong has 7,685 high-rise buildings, Bangkok, Thailand, has 1,106 high-rise buildings. Currently, Hanoi capital has about 150 high-rise buildings. So in the next 8 years when our country develops well economically, Hanoi will have 800 high-rise buildings. But when the roads are opened to 200 more streets (equivalent to 200 Km of road), there will no longer be traffic congestion like today because the rate has increased. Therefore, the People’s Committee of Hanoi City should immediately report to the Prime Minister for immediate implementation of the experiment. The opening point of Tran Khat Chan street is to extend and sell 9 plots of land on both sides of the road, allowing the construction of 22-storey mixed-use buildings (in the building there must be a Supermarket and a Kindergarten to serve people there).

After good implementation, we will learn more and do better on 200 other streets that will be opened according to the approved planning in the districts.
